WHY US

Top-notch building reports by top-notch builders

Most building inspectors are only trained on how to spot a defect and tick the relevant checkbox. Because Dan and DJ build high-end Auckland homes and complex renovations every day through Downright Construction, they know what actually lies behind the cladding, and what it takes to fix it.

Comprehensive inspection by practicing LBP builders

We inspect every home with the exact same standard and detail we demand on our active building sites.

Understand downstream effects not just defects (The 'Leaky Home' Factor)

We won't just flag a water stain, with our construction experience, we can suggest possible causes and what your realistic next steps are if you take on the property.

Plain english with actionable advice

Your report shouldn't require a law degree to understand. You get a clear report that will give you the confidence to know exactly what you're stepping into before you make an offer.

FREQUENTLY ASKED QUESTIONS

Answering your building inspection questions

If we find a problem, what can I actually do about it?

A clearly documented defect with trade-specific repair advice gives you concrete facts to take back to the vendor or agent, to renegotiate the price, request repairs before settlement, or in some cases walk away from the deal if your offer is still conditional. We'll talk you through your options on the call that comes with every report.

If the vendor already has a builder's report, do I need my own?

A vendor's report was commissioned by the seller, so it's written for them, not you. Your own independent report means the inspector is working for you, you can ask questions directly, and the findings and advice are specific to your purchase.

How much does a building inspection cost in Auckland?

Pre-purchase and pre-sale inspections start from $700 incl. GST for homes up to 200m², and from $900 incl. GST for 200-400m². Weathertightness reports start from $1,350 incl. GST, and healthy homes assessments from $350 incl. GST. Homes over 400m² are priced on application. Send us the details and we'll confirm a fixed quote.

How long does a building inspection take, and when do I get the report?

Time on site depends on the size and complexity of the home. Your report is delivered within 48-72 hours, with a 24-hour rush option available for tight deadlines.

Do banks accept your building report for a mortgage?

Our reports are written to NZS 4306:2005, the New Zealand standard for residential property inspections, and are trusted by banks, lawyers, and insurers.

What’s the difference between a pre-purchase and a pre-sale inspection?

A pre-purchase inspection is for buyers who need a builder’s report before they go unconditional. A pre-sale inspection is for vendors and agents who want issues found and repair paths scoped before a buyer’s inspector finds them at negotiation. It's the same report, and a pre-sale report can be shared with buyers as-is.

Is this the same as a council building consent inspection?

No. Council inspections check building work against a building consent. Our inspection is an independent assessment of the property's condition to NZS 4306:2005, written for you. Council consent checks aren't included.

Do you do meth, asbestos or pest testing?

These are not included as part of our standard building inspection. However, they can be requested separately and arranged through an independent specialist contractor.

Can I be there during the inspection?

You're welcome to be at the property, but for written reports we recommend leaving the inspector to work uninterrupted so nothing gets missed. If you'd prefer to walk through with the inspector and chat as you go, our on-site verbal report is made for exactly that. You can get informal answers and feedback on the spot. Please note this option doesn't include a written report.

Ready to check a property?

Falling in love with a home is easy, but going in without a builder's eye leaves money on the table. Knowing exactly what needs fixing (and which tradespeople you need to call next) gives you leverage to negotiate the purchase price down or request repairs before settlement.
